One of our customers asked us to take a look at their window problems. What you can't see is that roof overhang ends about 3" short of the window. For 10 years the rain has been penetrating the windows, interior, floors, floor and rim joist, and the insulation. There was mold present in the floors and walls.
Our recommendation for the customer was to replace the BOW window with three windows installed flush with the wall. This would ensure that the roof would over hand the windows, eliminating the chance for future water penetration. The job included repair of the floor and rim joists, framing the new wall, installing new windows, new drywall, siding, paint, and interior trim.
We repainted the walls and deck railings, added LED lighting, decorations, and hand-made driftwood signs illustrating the distance each location was away from our house.
This Park Model house had plastic skirting on the front of the house. Every summer, the winds pick up in Black Canyon City, Arizona. Typical plastic skirting does not have any framing behind it. The fact that the skirting is taller than most, the skirting can become loose.
The recommended solution we provided, was to build framing behind the skirting and use rigid cement board and trim that matched the existing siding. Pressure treated framing was built and connected to the rim joists of the house and the ground. We matched the color of the house and painted the cement board.
